LAKE VIEW VILLA RENTAL TERMS AND CONDITIONS 2020,21,22,23,24.
Please ensure you read and understand the following terms and conditions pertinent to your accommodation rental. Every attempt has been made to use clear and concise language in these terms and conditions, if any terminology has been used which is not fully understood or you have any queries, please do not hesitate to contact us (hereafter called the Owner) for clarification before you sign the booking form.
Whilst we reserve the right to increase or decrease accommodation prices at any time, we will confirm to you the current price at the time of booking. As soon as you have confirmed your booking and paid your deposit or full payment, the cost of the rental is guaranteed against any further increase.
This guarantee is offered subject to our terms and conditions and payment being adhered to and providing you do not make further amendments to your holiday/vacation arrangements.
Your holiday home rental includes Accommodation as booked (excludes pool/spa heating unless otherwise stated).
NOT included in our rental prices: a) Flights b) Car Hire c) Holiday Insurance d) Pool/SPA Heating
Guests are responsible to ensure they have the correct valid visas for entry into the USA.
1. BOOKING: Bookings are valid after the form has been received signed and received by us the owners with appropriate deposit being paid this will be confirmed by email to our guest. Please note Lake View Villa is very popular, while it may be available at the time of your enquiry we can not guarantee it will remain so.
2. DEPOSIT: The non refundable booking deposit is 20% ( for bookings within a year) 10% for one year plus with a further payment of 10% by Jan 31st in the year prior to villa rental. If pool heating is required there is an additional cost of £125 per week (advised from October to May ) please also see the cancellation policy Item 6.
3. BALANCE: the balance is to be paid in full 10 weeks for USA guests and 8 weeks for UKguests prior to check in.
4. PAYMENT ADMINSTRATION: Unfortunately we cannot accept credit/debit card payments Payment is by cash, PayPal, cheque or bank transfer only.
5. CHANGES TO BOOKING: wherever possible, subject to availability, changes to the booking made will be accommodated. There maybe a small charge of £20 depending on how close to arrival you inform us.
6. CANCELLATION: all cancellations must be notified by email. The client may cancel the agreement at any time. However the client will be liable to pay the owners the following : a) Where cancellation is more than 8 weeks before check in date the client will forfeit the deposit only. b) Where cancellation is between 8 weeks and the check in date, clients shall fofeit the deposit and any monies paid .
7. FORCE MAJEURE: the owners do not accept any responsibility or liability occasioned by strikes, riots, political unrest, hostilities, war or threat of war, terrorist activity, industrial disputes, fire, theft, flood, and technical problems to transport, aircraft grounding, and closure to airports or ports, weather conditions, pool heater, a/c unit technical issues or any other event beyond our control.
8. LIABILITY & SWIMMING POOL/SPA: during your stay, the owners or owner’s agents do not accept any liability what so ever for death, personal injury, accidents, loss or damage to persons or personal effects however caused. The property has a swimming pool/spa with a child safety fence and the owners or management do not accept responsibility in the event of injury or death caused as a result of the use of the pool. All children must be supervised at all times. All caution must be taken around wet areas.
9. POOL HEAT: where pool heat is required a charge is made. Pool heat is advised for the months of October – May. Please see point 8. The owners are unable to return pool heat monies should the air temperature be too low for the pool heater to work sufficiently (air temperature needs to be around 55 – 60 degrees to sustain pool heat and the pools do lose heat overnight) pool heaters are set to 90 degrees and the spa to 102 degrees. Please bare this in mind when booking pool heat. The Pool heater is turned on the day of arrival and may take a while to heat up to the required temperature. If you want it
turned on before you arrive then that can be done at the daily charge. If pool heat is requested after arrival, a call out charge of £20 is made to the guests when turning heat on.
10. ACCOMMODATION: only the number of named persons quoted on the booking form are allowed to stay at the property. The maximum capacity that our villa is licensed for is 8. Everyone occupying the property must be listed on a separate email sent to the owner on confirmation of the booking and deposit paid, including small children. This is Florida state law and must be adhered to. The accommodation cannot be shared or sub-let. The person making the booking must be a member of the party occupying the property and must be 21 years of age or older. We reserve the right to refuse admittance if this condition is not observed. We reserve the right to refuse admittance if this condition is not met.
Failure to comply will render the booking void and no compensation will be paid. As you are going into our villa for your vacation we ask you to view the pictures of the villa on the website https://lake viewvillaorlando.co.uk once you are satisfied with these then please send us the booking form to confirm availability
11. ARRIVAL/ DEPARTURE: property is available from 4pm on the day of
arrival and must be vacated by 10am on the day of departure. An early arrival
and / or late checkout can be pre arranged, subject to availability and an addition fee.
12. ANY ISSUES: in the event of any issues during your stay, please contact the caretaker Josh Connor on 321 961 4065
13. CLEANING: the cost of cleaning on departure is included in the rental charge.
14. PARKING: parking is only allowed on the hard standing in front of the garage and in the road. Please do no park on an of the grass areas around the villa this could cause damage to the irrigation system and could kill the grass. If we receive a notice of violation for parking on the grass from the residence association it will be passed on to you for you to pay. Parking at night on the road is not allowed.
15. TRASH COLLECTION: please move the trash can from the garage to within 5 ft of the kerb side (with the handle and wheels facing away from the road) the night before. The trash collection day is on THURSDAY also please put it back into the garage once has been collected.
16. WIFI: there is high speed wifi at the villa, you are welcome to use it free of charge, but please DO NOT change the settings. The passwords etc are in the guest book which is located on the table as you enter the villa.
17. TELEPHONE: the telephone at the villa is free for local calls only.
18. FURNITURE: please DO NOT move furniture. If you have to, please replace it where you found it, if it is found that furniture has been moved there will be a charge made by the management company to put it back to its original position.
19. BUGS AND CRITTERS: Floridais a tropical state; insects, cockroaches, frogs, snakes, lizards etc are part and parcel of the way of life. Their presence in no way reflects the cleanliness of the villa and not cause for complaints or compensation. So try to avoid these unwanted visitors we recommend that all doors and windows are kept shut at all times and crumbs or food particles are not left anywhere. Should you have any problems in this respect please call the management company who will inform the pest control company who will come out as soon as possible.
20. SMOKING / PETS: For the safety and comfort of all our guests, smoking and or vaping is NOT permitted within the property. (ash trays are available under the sink, but must be used out side) No pets are allowed unless previously agreed with the owners.
21. KEY ACCESS: The property has a key in a lock box on the wall at the front entrance of the villa. Details will be provided at the time of final balance payment.
22. IT IS REQUIRED THAT THE HEAD OF THE PARTY AND ALL MEMBERS OF HIS/HER PARTY ARE COVERED BY ADEQUATE TRAVEL INSURANCE AT THE TIME OF BOOKING. As owners of the property, we, our servants or agents, will not be liable for any loss or delay occasioned by any of the following: strikes, riots, political unrest, war or the threat of war, terrorist activities, industrial disputes, fire, flood, hurricanes, technical/weather problems to transport, aircraft, closure of airports, epidemics, pandemics, or any other event beyond the owner’s control.
Furthermore, neither the owner nor servants nor agents will accept liability for any injury howsoever caused to the client, any member of his/her party or visitor to the property as a result of negligent use of the pool and the property in general.
23. Patio doors and windows must be closed at all times when the air conditioning is in use. This enables the correct functioning of the air conditioning unit. If doors and windows are left open and the air conditioning unit freezes up due to excess use a charge will be made.
Please Note As soon as you have booked any part of your holiday or vacation it is strongly recommended that guests take out holiday/vacation insurance to cover any cancellation fees and or any other losses which may occur either before or during your holiday/vacation Any claims for compensation, loss or injury must be directed to your travel insurance company and will not be entertained by the owners or their agent
